Energy performance certificate Spain Carlos Tornero Pando

The energy performance certificated or EPC is going to be a very frequently asked question in the next years when selling/buying/rent properties in Spain.Now,all properties that are on sale rent from 01/06/2013 need to have this certificate.
Each property will be tested and scored on a scale ranging from A to G, with ‘A’ being extremely efficient and ‘G’ being particularly inefficient. The result of the test doesnt oblige the owner to make changes on his property to improve the efficiency, howwever it is recommended to do so.

Its important to take into consideration the EPC cause its going to influence the price of the property. Buildings with low scale(bad energy efficiency) will cost less that the ones with higher scores.
